What to do for purchasing a real estate in Brazil

The purchase of a piece of real estate in Brazil is of sure revaluation since it is a country with an emergent economy and between 10 years you will find triplicated your investment.

The Brazil is the eighth economy in the world and the greater one of the Latin America, with a Gross Domestic Product, in 1998, of 777 billions of dollars.

The strangers are authorized to acquire or to rent pieces of real estate in the whole Brazil. Infact, the Brazilian Law does not make any difference between Brazilians and strangers for how concern to the property and the acquired rights on it.

The passport is sufficient for any type of rent/chartering. For the purchase it is necessary to have also the CPF (Cadastro das Pessoas Físicas). The CPF is a number of personal identification that is used for all the documentation and the recording of any financial transaction in Brazil (i.e. to open a bank account)

In order to obtain the CPF number it is sufficient to go in a post office: the number comes quickly assigned with a cost of approximately 10 R$. Later on it will be sent you the ticket directly to the address indicated.

For being able to claim the property of your real estate you must record it on the "Imobiliario Registry". This operation is carried out by the "Cartório do Registro de Imóveis" localized in the same jurisdiction of the property.

The Matrícula is the passport of the real estate; the only possible relation between the property and the Matricula is one-to-one. The Matricula identifies without any doubt the property indicating all its cronistory: legal aspects, changes of properties and moreover address, exact description and all the necessary information about it.

At the moment of the purchase to the purchaser will come delivered the following documents:

  • copy of the "Certidão de registro da Incorporação"
  • copy of the "Convenção de Condomínio"
  • copy of the "License of construction" (Alvará).
  • copy of the approved plan of construction.


The purchaser will be able to verify that the property is free from debts. This can be made verifying that taxes IPTU have been paid. The verification can be carried out near the Prefecture indicating the number given to the contributor.
